International Technical Services representative in reviewing on-site
construction activities and informing HITS of the progress of these
activities in a regular manner.

2.Responds to inquiries from owner-appointed
construction management personnel as they relate only to HITS Standards
and Accor International Operational Standards.
对于业主委任管理人员的建议及时回复,因为项目建设的建议需要符合雅高国际技术服务和雅高国际酒店集团营运标准。3.Make a quick reply and advice to those who
give information on the state of the building system and the building
space in time.
对于雅高国际技术服务人员给予关于建筑系统及建筑空间的状态信息,需要及时的回复和建议4.Make sure that all documents related to the
operation of the department are being kept up to date and that all records
are correctly maintained and filed, including the applicable code
compliance certificates and local authority inspection reports for the
property and its systems.
确保部门行政管理的顺畅运行及保持一个高效及时的档案系统,该系统应根据酒店的政策和程序对修缮、保养及能源管理提供完整的支持记录。
5.Maintains a comprehensive library of manuals
and parts list of all operational equipment, as well as a complete set of
up to date drawings of all areas and systems.
将所有运营设备的手册及清单建成一个完善的档案系统,包括所有区域和系统的一整套最新的图纸。
6.Set up a systematic and efficient filing
system, both for hard files as well as all electronic data, that enables
quick retrieval. Ensure all files
are kept up to date at all times.

7.Ensure that the engineering
activities are aligned with the engineering
corporate strategy, and that the hotel actions
have been implemented where appropriate.

8.Presided over the monthly meeting of the
Department, summed up the work of the past month, pointed out the current
problems and solutions, regularly attended the communication sessions of
each division.主持部门每月例会,对过去一个月的工作做出小结,指出当前存在的问题和解决办法,定期出席各分部的沟通会。
9.Oversees the preparation and update of the
Departmental Operations Manual. 监督部门操作手册的准备和更新。
10.Conducts annual performance
development discussions with engineering associates and to support them in
their professional development goals.进行年度员工表现评估,帮助他们实现职业发展目标。
11.Maximises the effectiveness of engineering
associates by developing each of their skills and abilities through the
appropriate training, coaching, and/or mentoring.

12.Oversees and assists in the recruitment and
selection of all engineering associates. To follow hotel guidelines when recruiting
and use a competency-based approach to selecting their associates.

13.Supervise staff's attendance and appearance ,ensure
that they wear suitable clothing and meet the appearance requirements of the hotel and
department.

14.Regular maintenance of all hotel facilities
including the kitchen and laundry room. 定期巡查包括厨房和洗衣房在内的所有酒店设施。
15.To coordinate and supervise the work of
special engineering and foreign constructors according to the situation.
根据情况需要,协调并监督特殊工程及外来施工人员的工作。
16.Implements a comprehensive elevator emergency
procedure and initiate associate training on emergency release procedures
with the elevator manufacturer’s agent.
监督实施全面的电梯使用紧急程序并且安排电梯制造商的代理对员工进行紧急解救程序的培训。
17.Check the whole
building at least two times a
monthly, paying
specialattention to defects of lack of safety,attention must be given to areas of difficult access.
每月至少两次检查整栋大厦,特别注意瑕疵或安全欠缺地点,同时严密观察所有运行设备的情况。必须特别注意难以进入的区域。
18.Controls and monitors closely all utility
consumption, to ensure optimum energy usage by all departments in the
Hotel, notifying the General Manager of areas of utility wastage that
could be reduced/eliminated.严格监控公共能耗, 确保所有酒店部门采用最适宜的使用方式,及时告知总经理可减少能量消耗的事项。
19.Ensures that the property, its systems and the
operational procedures comply with all the prevailing local and national
codes, notifying the General Manager of areas of non-compliance, if any.
保证财产、系统和操作的规程遵照所现行的地方和国家法规。
20.Maximises the energy efficiency of all
equipment, notifying the Director of Operations of energy-inefficient
equipment that should be replaced.
确保设备节能, 与营运协商CAPEX计划,逐步替换的高耗能设备。
Knowledge andExperience知识与经验
1· Minimum 10 years as Project Manager or Assistant Director of Engineer at an upscale luxury brand, 5-star Hotel or Resort propertywithin China
有十年以上酒店工作经验,并具备五年以上国际奢华酒店工程副总监或工程部经理管理经验。
2· Knowledgeable in all regulations such asmechanical, electric,boiler,fire ,AV and other department requirements
具备机械、电力、锅炉、给排水、建筑、暖通空调、弱电等方面的基础知识
3. Be familiar with all sorts of equipment system
distribution, working principle,
characters of
control,operating procedures,equipment status and maintenance standards
etc.
熟悉各类设备系统的分布情况、工作原理、控制特点、操作规程、设备状况和维修标准.
4· Equip with hotel and project management, able torephrase, scheme, purchase equipment, project design, update reform plan etc.
具备饭店管理和工程管理能力,能有效编排、策划,设备购置、工程设计、更新改造等方案
5· Able to deal with emergency problems, able to workeffectively under pressure
具有处理突发问题的能力,并能够在压力下高效率工作。
6· Must have experience in leading a team ofmaintenance employees.

7· Interact with department and hotel staff in aprofessional and positive manner to foster good rapport, promote team spiritand ensure effective two way communication
