MAJOR RESPONSIBILIES 职责概要 :
To responsible for the upkeep and repairs of building facilities which include furniture, wall covering, upholstery, wood works, flooring, paint works & Vanishing, masonry, and all decorative fixtures, etc. for all guestrooms and public areas.
员工要及时进行维护饭店设施维修工作，包括酒店内家具，墙纸，室内装修，木装饰，地板，墙面漆，石器和装饰物等情况。
SPECIFIC DUTIES 工作任务 :
1. To execute all works assigned in accordance with the standard and procedures , especially in relation to fire and life safety
按照酒店标准和程序开展工作，特别要注意消防和人身安全有关的项目。
2. To execute preventive maintenance and repair in accordance with the guideline by engineer and manufacturer's recommendations.
开展预防维护工作以及按照工程师的指令和生产商建议维修设备。
3. To perform assigned task under emergency situations.
在紧急情况下完成指定工作。
4. To familiar with all the electronics systems, its operating requirement and characteristics, so as to operate in strict compliance with requirement.
了解电子系统以及电子系统的运行要求和特性，严格按照设备要求和特性操作设备。
5. To attend on the job training.
进行在岗培训。
6. To practice GV during course of duty.
在工作中执行顾客满意标准。
7. To attend to guest request and complaints promptly and efficiently to avoid inconvenience or discomfort.
对客户的要求和投诉及时做出反应，避免造成客人的不便或不按安。
8. Maintain all tools and equipment properly.
保持工具和设备完好。
9. To practice and make recommendations to engineer on energy conservation improvement.
在节能方面进行计划和提出合理改良建议。
10. Perform all other duties which may be assigned by the Engineering Manager or any other authorized Engineer.
完成工程部经理或值班工程师分配的工作。
11. To inspect all electronics systems and make operation status records as per inspection list. To correct and report operation deficiency, unusual events and safety hazards conditions to engineer. To constantly assess the preventive maintenance schedule, method of maintenance, to ensure that equipment longevity, avoidance of repairs and down time, ease of operation, and efficiency are all being maximized pursuant to manufacturing recommendations.
按照工作检查表检查弱电系统运行情况并做好记录工作。维修和上报弱电设备运行缺陷，不寻常的运行情况和安全隐患。经常回顾预防维修检查表和维护方式，保证弱电设备长期稳定的运行，避免紧急修理和故障停机和根据生产手册要求高效运行。
12. To coordinate and assist Banqueting for any technical support that may be required for conference, meeting, etc.
协调和帮助宴会进行，必要时为会议、讨论会等提供技术帮助。
13. To inspect all HVAC systems and make operation status records as per inspection list. To correct and report operation deficiency, unusual events and safety hazards conditions to engineer. To feedback and make recommendations to engineer for needs of system and plants modification, upgrading, methods of operation or repairs etc. that could improve efficiency and productivity.
对中央空调系统进行检查并按照设备检查单上的要求仔细记录。更正错误，及时向工程师报告所发现的问题、异常现象和不安全隐患。为提高工作效率和促进生产力，应不断向工程师进行信息反馈，在设备改良、技术升级和操作方式方法更新方面向工程师提出合理化建议。
14. To operate, maintain and repair al aspects of the Boiler systems
under the guidance of the prescribed and approved preventative ad operational maintenance instructions, This will include but not limited to all mechanical and electrical aspects of the Boiler, Water Softeners, Oxygen Scavenger system, Condense Recovery and Fuel Systems.
根据已定的防护和操作维护保养指令，操作，维护和修理锅炉系统的所有方面。包括但不公限于锅炉，水软化器，净化系统，冷凝恢复和燃料系统。
15. To complete operational and preventative maintenance of the Steam Boiler as defined by the Duty Engineer。

16. Ensures that daily monitoring and records of the Boilers steam/water pressures are kept.
确保每天对锅炉蒸汽和水压进行检查并保存记录。
17. To maintain tools and equipment properly and keep the workplace cleans and tidy.
保持维修工具，设备和工作区域的清洁。
18. Responsible to perform carpentry work throughout the hotel including, but not limited to:
(a) Wood finishing, staining and polishing
(b) Repairs to sheet plaster walls including wall coverings
(c) Structural woodwork projects
(d) Manufacture, alteration and repair to hotel’s furniture and fixtures
(e) Performs repairs and maintenance of locks, door closers and sliding door mechanisms.
(f) Perform minor upholstery repairs.
能够完成酒店木工活，包括：
(a) 木质装修材料的磨光及着色整修
(b) 墙面维修
(c) 木质品的保养
(d) 加工改造及维修酒店的家具设备。
(e) 维修及保养门边、门锁、推拉门装置。
(f) 维修一些小型的室内装璜设备。
19. Responsible to perform painting work throughout the hotel including, but not limited to:
(a) Wood finishing, staining and polishing
(b) Repairs to sheet plaster and solid walls.
(c) Perform painting work with enamel, emulsion or epoxy two pack applications as required to match existing finish.
(d) Proficient in colour matching, touch up refinishing of furniture.
(e) Application and repairs to both vinyl and fabric wall and ceiling coverings.
(f) Performs spray painting of furniture, equipment and hotel areas as required.
(g) Responsible for preparation of all surfaces prior to application of paint, wall covering or varnish.
完成酒店的所有漆工类活，包括：
(a) 木质品的磨光着色整修修理墙面
(b) 对现有的装饰品进行彩饰，刷白及上双环氧、精通色彩调配
(c) 对家具设备进行重新润色
(d) 对墙面和天花进行维修
(e) 对酒店区域的家具设备设施进行喷漆
(f) 对运用设施表层漆面
(g) 墙面进行漆类工作时，预先做好准备。
20. Attend hotel and engineering specific meetings as required.
即使被要求完成“职责描述”范围之外的工作，也应采取灵活的工作态度予以完成。
21. To comply with the grooming and uniform standards as per employee handbook / policy and procedure.
按要求参加酒店或工程部的会议。
22. Maintains full flexibility in his attitude to work even if it requires tasks to be done outside of the job title description.
遵循员工手册规章制度，保持仪容仪表整齐，着装统一。

工作能力: 1. Good knowledge and hand on skills of electronics system operation, repair and maintenance.
良好弱电知识和全面掌握弱电设备运行，维修和维护技能。
2. Good knowledge and hand on skills of HVAC system operation, repair and maintenance.
熟悉中央空调系统，掌握中央空调的操作规程和维修保养程序。
3. Knowledge and skill of repair and maintenance of refrigeration system, cold room, etc.
精通冷冻系统和冷藏室的维修和保养工作。
4. Knowledge of absorption chiller operation and maintenance.
熟练操作吸收式冷水机组并懂得如何维修保养。
5. Steam and Hot Water systems preferably in the hospitality of industrial industry. Required to have knowledge of Chemical Water Treatment specifically Water Softeners

6. Able to read blueprint.

7. Basic M&E skills.
