§ Assists with the development and maintenance of a detailedDepartment Operations Manual that reflects policies and procedures, workprocesses and standards of performance within the Division. Ensures annualreview to accurately reflect any changes.

§ Maintains a comprehensive library of Manuals and Parts Lists for alloperational equipment, as well as a complete set of up to date drawings for allareas and systems.
对所有运营设备的手册及部件表维持一个完善的档案系统,完善一套所有的区域和系统的最新图纸。
§ Make records of equipment change and shift, assist engineering clerkto manage equipment and facilities
做好设备更改、移位的档案记录,协助工程文员做好设备设施档案管理。
§ Implement a comprehensive series of Emergency Procedures coveringemergency situations in the event of Fire, natural events, elevatormalfunction, building evacuation and similar occurrences.
对火灾、自然灾害、电梯故障、楼宇疏散及其它类似的紧急情况制定一套全面的紧急事件规程。
§ Assists with the smooth function of the Division’s administrationand the timely maintenance of an efficient filing system which providescomplete and supported records of Repairs, Maintenance and Energy Managementfor the hotel in accordance with policies and procedures.

§ Assists with preparing the annual Engineering Business Plan ensuringDivisional Objectives fully address business objectives of the hotel and needsof employees.

§ Assists with the preparation and regularly update of the POMECDepartmental Budget, in close cooperation with the Director of Engineeringensuring targets are met and costs are effectively controlled.

§ Other tasks assigned by hotelleader and Engineering Director.

Property Maintenance
资产管理
§ Assists with the management of the overall maintenance function ofthe property, ensuring compliance with local regulations & Hyatt Internationalstandards of operation.
协助对所有资产功能的维护管理,确保符合地方规定和凯悦国际的营运标准。
§ Responsible for project asset management, supervise and verify theloss of assets applied by all departments of the hotel from the perspective ofmaintenance management according to the hotel asset management system
负责工程资产管理,按酒店资产管理制度从维护管理角度监管核实酒店各部门资产申请报损情况。
§ Assists in developing, implementing, and auditing a comprehensivePreventive Maintenance Programme for all equipment and other assets inaccordance with manufacturers’ specifications.
依据生产厂商的规格说明,对所有的设备及其他财产在建立,执行和审核方面协助制定一套全面
的预防性维修程序。
§ Establishes a regular well planned Guestroom Servicing Programme.
建立一套良好有序并有计划的客房服务程序。
§ Do a good job in the early stageof equipment installation and debugging.
做好设备设施安装、调试的前期介入工作。
§ Directs maintenance activities to ensure the “Primary Plant”provides continuous and consistent utilities required for operations.
直接指挥维护保养工作并确保主机房持续不断、良好且有效的运作。
§ Establishes an efficient system for the control, verification,storage and utilisation of all fuel deliveries to the premises.
建立一套有效的燃料控制、查证和储存系统,确保所有燃料提前运抵。
§ Prepares weekly work schedules in accordance with workload andpriorities in coordination.

§ Performs routine inspection of engineering areas at least weekly andmaintains proper functioning of equipment, cleanliness and high housekeepingstandards.

§ Coordinates and may supervise special projects, overseeing theemployment of outside contractors.

§ Checks timely completion of maintenance requests paying particularattention to guest related jobs.

§ Supervise and manage the implementation and quality of the equipmentand facilities maintenance plan in the hotel area.

§ Reviews new product plans and discusses equipment needs andmodifications with Director of Engineering. Establishes a well-organisedEngineering store and keeps close control on consumption of material andinventory.

§ Orders spare parts while maintaining par stock for emergencyrequirements.
订购备用零件和使用品,以确保应对紧急维修有充足的零部件库存。
§ Purchases parts and consumables; initiates clear and concisepurchase requests of such items.
清楚,扼要的申购备用零件和使用品。
§ Controls, monitors closely all utility consumption; ensures optimumenergy usage by all departments of hotel.

§ Observes energy efficiency of all equipment; forwards to theDirector of Engineering recommendations of energy efficient equipment andadvises any wastage.

§ Maintains a comprehensive library of manuals and spare parts list ofall operational equipment.
保存所有运行设备的操作手册和备用零件的清单。
§ supervises all hazardous work and ensures all safety regulations arebeing strictly observed by all employees.

§ Responsible for the temporary management of water and electricity inthe area, and assist in charge management

§ Make energy consumption records of equipment and facilities, conducthorizontal and vertical analysis, and timely investigate and report anomalies
做好设备设施的能耗记录,并进行横向、纵向分析,做到异常时及时调查、汇报
§ Reports any abnormal conditions noticed at any time in line withsafety related equipment or installation to Director of Engineering.
一旦发现与设备及安装有关的安全反常现象,报告工程部总监。
Payroll &Productivity Management
薪资与生产力管理
§ Exercises efficient Payroll Management/Resource allocation throughthe establishment of a flexible workforce throughout the Division. This will bebased on the principles of a flexible employee base (Full Time and Part Timeemployees), multi-skill and multi-task.
实行效能薪水管理制度/采用灵活安排劳动力的方法。此系统基于灵活的聘用制度,招募全职的兼职的雇员、多重技能和多项任务的员工。
§ Directs subordinates to ensure productivity meets standards given inaccordance with Hyatt Design Standards and Criteria and the Hyatt InternationalEngineering Operations Manual.
指导下属以确保生产力符合凯悦国际工程部营运手册要求的标准。
§ Focus attention on improving productivity levels and the need toprudently manage utility/payroll costs within acceptable guidelines ensuringoptimum deployment and energy efficiency of all equipment.

§ In the absence of Director of Engineering, chairs the Hotel EnergyCommittee.

§ Establishes a well-organised Engineering store, maintaining closecontrol on the consumption of material, stores and inventory control. Physicalinventories of all supplies and operating equipment are to be taken on amonthly and a quarterly basis respectively.
建立一套有序的工程物品贮存系统,有效控制物料的消耗和存货的储备。分别在每个月和每个季度清点所有供应品和运行设备的实际库存。
§ Ensures adequate materials are on-hand to perform routinemaintenance and assists, if necessary, materials/ procurement personnel withsourcing desired/ required materials at the best price.
确保日常维护和修理所需的足够的物料,如有必要,与物料部沟通要求寻找价格最合理的供应商提供物料。
§ Reviews and constantly seeks productivity level improvements of allemployees through the process of “taking work out of the system” (whenappropriate) and through streamlining of work process.

§ Assists with the implementation of Corporate and Government LifeSafety procedures, ensuring the perfect functional condition of all alarmsystems, fire prevention and fire fighting equipment, ensuring frequentinspections are carried out.

§ Conducts property surveys to identify hazards to guests &employees recommending corrective action.

§ Recruits,selects, motivates and develops Engineering employeesto work following the operational, financial, administrative philosophies andensuring employees are multi skilled and perform multi tasks.

§ Through hands-on management, supervises closely all POMEC employeesin the performance of their duties in accordance with Policies & Proceduresand applicable laws.

§ Delegates appropriate duties and responsibilities to equipped andresourceful employees, nurturing and developing them whilst ensuring standardsof operation and safety are maintained.

总则
§ In the absence of Director of Engineering, represents POMEC on thehotel executive Committee, ensures the efficient & economic operation ofthe POMEC Division, providing services and support to other Divisions asrequired, maintaining equipment, buildings and grounds in optimum condition.
当工程部总监不在时,作为酒店执行委员会工程部的代表,确保工程部提供有效而又经济的服务并按照其它部门的要求提供服务和支持,在最适宜的状况下保养设备、楼层和地面。.
§ In the absence of Director of Engineering, conducts weekly Energy& Maintenance Meetings, ensuring all meetings are well planned, efficientand results oriented.
当工程部总监不在时,管理能源和维护保养的周例会,确保所有的会议得到合理的安排,行之有效,取得方向性的结果。
§ Attends and contributes to all Meetings as required.
如有需要,出席所有会议并做出努力。
§ Ensures all employees provide courteous and professional service atall times.
确保所有员工始终如一的提供礼貌而专业的服务。
§ Handles guest and employee enquiries in a courteous and efficientmanner, reporting complaints or problems if no immediate solution can be found,whilst providing feedback for a prompt follow up.
礼貌而高效的处理顾客和员工的询问,如果有不能立马解决的问题时及时上报,并迅速提供跟进的反馈。
§ Is knowledgeable in statutory legislation in employee and industrialrelations, understanding and strictly adhering to Rules & Regulationsestablished in the Employee Handbook and the Hotel’s policies concerning fire,hygiene and health & safety.
