MAJOR FUNCTION 主要功能: Handle the professional system and assist the maintenance to the hotel each system. Solve the breakdown timely. Ensure the proper operation of the each system and the relevant equipments. 主要负责本专业系统及协助酒店各系统的维修保养，及时处理设备故障。确保每个系统正常运行，以及相应设备正常工作。   MAJOR RESPONSIBILIES 责任概要:   Assist Building Services Engineer to finish daily job assignments to ensure the reliable operation of All of the hotel system, including the safety operation of all electromechanical equipment’s. 协助楼宇设备工程师完成每天工作分派，确保酒店所有系统可靠运作，以及所有机电设备安全运行。   Ensure the proper operation of the system equipment’s, practice timely preventive maintenance and repair. Manage the purchase of standby and improve engineer’s working efficiency. Be able to carry out the routinely maintenance and prevention to the ordinary equipment’s. Be able to organize and lead the engineers to accomplish the check to complicated equipment’s and system. 负责系统运行正常；做到及时预防和正确维修。管理好备品备件的补仓和员工的工作效率。可独立完成一般设备例行保养及维修，并能组织并带领技术员协助完成较为复杂设备或系统的检修。   Assist the maintenance and Prevention work to the hotel each system, familiar with the function, position, and safety devices of the relevant equipment’s. Be able to offer solutions and suggestions to the problems. 协助参与每个系统的维修保养，并能熟悉其中相关设备的作用、位置、以及安全装置等。能提出问题的解决方法和改进建议。   SPECIFIC DUTIES 工作任务: 1. Ensure the proper operation of hotel electromechanical equipment, and practice preventive maintenance, solve the breakdown timely 酒店机电设备正常，运行可靠，保养到位，出现故障及时尽能解决      2. Be responsible for the repair and maintain all telephones, CCTV fire-fighting, satellite TV and sound system. 负责检修和维护好电话、监控、消防、卫星电视及音响系统。 3.  Ensure the proper operation of the  power supply、 hot/cold air supply and water supply and drainage、  fire system. 确保供电、供热、供冷、给排水及消防系统运作正常 4. Be responsible for all the painting jobs in passages, lift hall, stores, guestrooms, and lanes within hotel area. 负责酒店大楼各通道、梯间、仓库、客房及酒店范围内车道上路面标志之油漆工作。 5. Responsible for all the furniture in the hotel and make wooden decoration, wooden articles and office furniture according to the needs of all departments. 负责修理酒店大楼内一切家具，并根据各部门需要，制造木制装饰品、木器或办公室家具。 6. Carry out the preventive maintenance schedule. 确保例行保养检查落实并实施 7. Ensure effective handling when having an electricity suspension and other duties may be assigned. 确保紧急停电时有效处理,并参加紧急召唤 8. Ensure the safe and reliable operation of all electrical devices and the lifts. 确保电气装置及电梯安全可靠运行 9. Ensure the coolers and refrigerators in the kitchens reach standard temperature. 确保厨房冷库、冰柜达到标准温度 10.  Ensure the cleaning and good electrical control of the chiller room and AHU rooms. 保证所有空调机房和新风机房清洁及电气控制良好 11. Check the public area, the temperature and the humidity rate of guest room. Proper control of air-conditioner system 巡视公共区域、客房温度湿度，有效控制好空调系统 12.  Maintain the operation of the air-outlet system, including the air exhausting of bathroom and kitchen, as well as the condition of belt 空调系统的送排风系统运行正常，包括卫生间、厨房的排风，皮带的松紧 13．Necessarily maintain Mechanical equipment’s such like, the water pump, fire pump and brace and so on. 对生活水泵、消防水泵以及机械设备如管道支架、基础等进行必要维护 14．Regular check to the water outlet and grease trap of the hotel area, Supervise the contractor with the regular dredge  it timely if necessary. 定期巡视各区域的地漏排水口及隔油池，监督管理外单位及时修复疏通 15. Daily check to the equipment’s in laundry and kitchen, follow-up with the repair. Supervise the contractor with the maintenance. 每天巡视检查洗衣房及厨房设备，及时跟进维修（或监督维保单位及时修复） 16. Daily check to the equipment’s floor. Report to supervisor if any problem concerning Safe hidden trouble is spotted  对设备层做到每天巡视，发现安全隐患做到及时向上级反应、汇总、分析和解决   17. Carry out the preventive maintenance schedule according to senior Building Services  Engineer /  Building Services  Engineer instructions; meanwhile check the result. 按照资深楼宇设备工程师/楼宇设备工程师的指示，执行预防保养工作，并检查保养结果 18. Shoulder the supervisor’s responsibility when he is not available, accomplish the job with team member and solve the emergency 上级主管休假时，主动承担主管的工作，带领小组员工完成计划内工作或突发事件处理 19. Assist Building Services Engineer with daily assigned work, make full use of hands 协助楼宇设备工程师完成每天的工作分派，合理充分运用人手   Management work需要管理的内容为： 1.  Follow-up the Service Request of other departments 跟进各部门的工单 2.  Reasonable control of standby materials, ensure the supply of repair material. 合理控制好补仓材料，确保维修材料的正常供应 3. Carrying out the energy control plan. 执行能源控制计划 4. Improve associates’ operation skill, cooperate with colleague to carry out the daily 15 minutes training and professional training concerning emergency problem. 提高员工的技术水平，做好每天早晨15分钟培训工作，并在工作上遇见实际问题也能做到及时有效的专业培训 5. Urge engineers to accomplish their Preventive and Maintenance plan 督促技术员完成PM的维保计划 6. Assign daily routine job to engineers 分派技术员完成小组每日例行工作计划 7.  Other duties may be assigned when there are emergence thing in the hotel. 当酒店发生紧急情况时响应工程部的召唤 8.  Other jobs may be assigned according to the instructions of senior Building Services Supervisor. And Building Services Supervisor. 根据资深楼宇设备工程师及楼宇设备工程师的指示执行其他工作

Duties and Responsibilities工作职责 Responsible for systems of equipment maintenance and operation, and weak systems on time and inspection equipment, deal with equipment failures in time for ensure the safe operation 负责在当值期间弱电系统设备的维护保养和操作,并按时巡检弱电系统设备，及时对弱电设备故障进行处理，保证设备的安全运行。 Responsible for survying materials are commonly used to reduce maintenance costs 负责弱电系统常用材料的市场调查，降低维护成本。 Decoration market research ， control the maintenance costs 配合上级做好常用材料的市场调查，以减低维修成本。 Attend the training courses in ENG to enhance the personal qualities 参加工程部组织的各项培训课程，以提升个人素质。 Responsible for maintenance of AV operation equipment 按时认真完成各弱电系统设备的维护和运行。 在Professional fire safety work 负责本专业防火安全工作。 QUALIFICATIONS AND REQUIREMENTS任职要求 Required Skills – 技能要求 Master the operation of air-conditioning system 熟练掌握操作弱电系统的运行规律。 Independent maintenance of refrigeration equipment 能独立维修弱电设备出现的故障。 Be able to deal with the general circuit fault 懂得处理一般电路故障。      Qualifications – 学历 Secondary and higher education, who with the  electrician operation qualifications, work in international brand hotel  more than two years, the domestic four-star hotels for more than three years experience 初中及以上文化程度，有电工维修操作证书，有在国际品牌酒店从业两年以上工作经验、有责任感、有敬业精神者。

岗位职责 1、为各类电气系统提供专业支持并处理所有相关的维修和保养； 2、需要时，为强电电气系统提供专业支持和维修； 3、酒店所有区域电路的维修和保养； 4、 配电板/电气设备的预防性维修； 5、 负责各类设备的检修和相关服务，如，洗衣设备、厨房设备、加热设备、通风和空调设备、包括发动机、泵、风扇、水处理装置、污水处理装置和发电机、电灯和供电、CCTV、电话、电视、消防、生命与安全设备和系统。 岗位要求 1、大专及以上文化程度，2年以上同岗位工作经验； 2、熟悉掌握酒店对客服务的要求，以及水暖空调系统、给排水系统和辅件的基础知识； 3、掌握水暖空调系统及设备、一般水力机械、各种阀门等的结构和功用，并具有较强的实际操作能力； 4、有强烈的事业心和责任感，行为举止文明礼貌； 5、身体健康，精力充沛； 6、获得电气相关的通用和强电证书优先考虑。
